Privacy policy

1. Who we are

Hanu Homes, Plot 9C & 9D, 3rd Main Road, Jeyachandran Nagar, Medavakkam, Chennai 600100 (“Hanu Homes”, “we”, “us”), builds and sells apartments in Chennai and Coimbatore. For the personal data described here we are the Data Fiduciary under India’s Digital Personal Data Protection Act, 2023 (“DPDP Act”): we decide why and how it is used.

2. What we collect

• When you enquire through this website, by phone, WhatsApp, email, at our office or a site, or through a property portal such as 99acres or Housing.com: your name, phone number, email address, the project and home type you are interested in, your budget and your message.
• When you use the chat on this website: what you type, and the name, phone number and email you choose to share in the chat.
• When you visit a site, take a quote or book a home: the details needed for that, such as visit dates, the unit, payment schedule and receipts, and the identity, address and loan documents the sale and registration require.
• When you browse: our hosting provider records standard technical data (IP address, browser type, pages requested) to keep the site running and secure. We do not run advertising or analytics trackers on this site.

The “Book a visit” form on this site does not send your details to us directly. It opens WhatsApp or your email app with your message filled in, and you choose whether to send it.

3. Why we use it

• To answer your enquiry, share project details, prices and availability, and arrange site visits.
• To prepare quotes, process a booking, collect payments, issue receipts and complete registration and handover.
• To give you after-sale service and updates on the home you bought.
• To meet our legal, tax, RERA and accounting obligations.
• To send you news about new projects or offers, only if you have agreed. You can stop these at any time (see section 7).

We use your data on the basis of the consent you give when you contact us or share your details, and, once you buy, to perform our agreement with you and to comply with the law.

4. The website chat and AI

The chat on this website is an automated assistant. It answers questions about our projects from information we have provided, and its replies are generated by artificial intelligence. To do that, your chat messages are sent to an AI service provider (Google, xAI or Anthropic) for processing. They process your messages only to generate the reply, and not to advertise to you. If you share your contact details in the chat, they are saved as an enquiry so our sales team can follow up. Please do not share sensitive information such as bank, Aadhaar or PAN details in the chat.

5. Who we share it with

We do not sell your personal data. We share it only with:

• Our service providers (Data Processors), who handle it only on our instructions: Zevro CRM, the customer management system that holds our enquiries and customer records and runs the website chat; the AI providers named above; our website host; and, when you choose to message us, WhatsApp (Meta) and your email provider.
• Banks and housing finance companies, only when you ask us to help with a home loan.
• Government authorities, such as the registration department, RERA or tax authorities, where the law requires it.

Some of these providers may process data on servers outside India. Where that happens it is under contracts that protect your data, and only to countries not restricted by the Government of India under the DPDP Act.

6. How long we keep it and how we protect it

We keep enquiry data while we are in conversation with you and for a reasonable period afterwards in case you come back to us. If you buy a home, we keep your records for as long as the law requires for property, tax and accounting purposes. When data is no longer needed, or you withdraw consent and no law requires us to keep it, we delete it.

Your data is held in access-controlled systems. Only staff who need it for their work can see it, and connections to our systems are encrypted.

7. Your rights

Under the DPDP Act you can:

• ask what personal data we hold about you and how we use it;
• ask us to correct, complete or update it;
• ask us to erase it, where we are not required by law to keep it;
• withdraw your consent at any time, including to promotional messages (reply STOP on WhatsApp, use the unsubscribe link in an email, or contact us). This does not affect anything done before you withdrew;
• nominate another person to exercise these rights if you die or are unable to; and
• raise a grievance with us, and if you are not satisfied with our response, complain to the Data Protection Board of India.

9. Cookies and browser storage

This site does not set advertising or tracking cookies of its own. It saves one setting in your browser: whether you chose the day or night view. Our fonts are served by Google Fonts, which receives your IP address when the page loads. Project pages show an embedded Google Map; when the map loads, Google receives your IP address and may set its own cookies, under Google’s privacy policy.

10. Children

Our services are meant for adults. We do not knowingly collect personal data from anyone under 18.

We may update this policy when our services or the law change. The date at the top shows when it was last changed.
